Property Owners: 10 Tips to Create a Listing That Gets Booking Requests
By GharStey Team ·
Aapke paas khaali ghar, villa, flat ya farmhouse hai aur aap use rent par dena chahte ho? A clear, honest listing saves you time — you get fewer confused enquiries and more serious booking requests. Here's how to do it on GharStey (or anywhere).
1. Write a specific title
"Beautiful house" ke bajaye likho kya khaas hai aur kahan hai:
- ✅ "3BHK Villa with Private Pool, 10 min from Calangute Beach"
- ❌ "Nice villa for rent"
Include type, size, one key feature and the area.
2. Use real, bright photos
- Shoot in daylight with curtains open and lights on.
- Clean and declutter first — remove personal items.
- Hold the phone horizontally and at chest height; take each room from a corner.
- Cover: front/exterior, living room, every bedroom, kitchen, bathrooms, and special features (pool, lawn, terrace, view).
- Never use photos of another property or heavily edited images. Guests will notice on arrival, and trust is everything.
3. Set the right pricing unit
Decide whether the place is better as a per night stay (holiday homes, farmhouses) or a per month rental (city flats, long stays). Look at similar listings in your city on GharStey to price sensibly, and mention clearly what's included — electricity, Wi-Fi, maintenance, cleaning, caretaker.
4. Describe it honestly
Good description mein ye cheezein hon:
- Number of bedrooms, beds and bathrooms
- Who it suits (families, groups, working professionals)
- What's nearby (market, station, beach, highway) — use approximate travel times, not exaggerations
- Anything guests should know: stairs only, no lift, shared parking, construction nearby
Honest batana bad reviews aur cancellations se bachata hai.
5. List amenities exactly
Only list what actually works today: AC, Wi-Fi, power backup, geyser, kitchen, parking, pool, lawn, caretaker. A "Wi-Fi" that hasn't worked for months creates an unhappy guest.
6. Add an accurate location
Use the "Use my location" button while standing at the property, or enter the coordinates manually. Accurate location lets nearby guests find you in GharStey's distance-sorted feed.
7. Write your house rules
Check-in/out times, maximum guests, pets, smoking, alcohol, music hours, outside visitors, and the security deposit. Clear rules up front prevent arguments later.
8. Reply quickly and politely
When a booking request comes in, accept or reject it promptly from My listings. If you need more details (ID, purpose of stay), ask politely. A quick "Sorry, those dates are booked" is better than silence.
9. Stay safe and legal
- Verify guest identity for every stay, and follow local police/society rules about guest registration where applicable.
- For monthly rentals, use a written rent agreement and follow your state's tenant verification process.
- Check with your society or local authority whether short-term rentals are permitted for your property.
10. Keep the listing updated
Changed the price? Added an AC? Pool under repair? Update the listing so guests always see the current situation.
Ready? Log in, click + List property, fill in the details, upload photos and publish. Requests will appear under My listings, where you can accept or reject them.
